South Knox County

Home Improvement for Rural Kimberlin Heights Properties

Out near the French Broad River, homes sit on bigger, more open land, and that changes how projects are planned. We bring the materials, the crew and the cleanup to wherever your house is.

Planning a project on rural land

Kimberlin Heights is in south Knox County, toward the French Broad River, and it has a more rural feel than most of the county. Properties tend to be larger, houses can sit well back from the road, and the nearest supply store is not around the corner. None of that stops a project, but it is worth planning for.

Access. Lumber, flooring pallets and dumpsters arrive on trucks. We want to know whether the drive is paved or gravel, how steep it is, and where there is room to unload.

Staging. On a big lot it is tempting to spread materials out. We keep them close to the work, covered, and off wet ground so boards and boxes of flooring stay dry.

Debris. Rural properties do not always have easy curbside pickup. We haul away what we tear out, so you are not left with a pile behind the shed.

Jurisdiction. Most of this area is unincorporated, so when a permit is needed it goes through Knox County. We tell you upfront whether yours does.

Fencing that follows the land

Fences are one of the most common requests out here, and they are rarely a straight run across a flat yard. Ground that rolls or slopes means deciding whether the fence steps down in level sections or follows the contour. Stepped fences look tidy but leave gaps under each section; contoured fences hug the ground but rails run at an angle. Gates need to swing clear of the slope. Our fence installation team walks the line with you before setting a single post, and we explain how post depth and spacing matter in clay-heavy East Tennessee soil.

Porches, decks and outdoor living

When you have room and a view, the outdoors becomes part of the house. A deck off the back door, a covered area for shade, or a pergola over a patio are all practical additions. Because rural homes often face weather without neighboring houses or trees to block it, we pay attention to fastening, board spacing for drainage and finishes that stand up to sun. Our deck and pergola work includes repairs and refinishing too, which can be the right call for an older deck with a sound frame.

Inside the older country house

Some homes in the area have been lived in for generations and expanded in stages. That can mean rooms at slightly different floor heights, a mix of flooring materials and a kitchen that was last updated long ago. Moisture is another theme near the river: crawlspaces in humid East Tennessee can stay damp, and that shows up as cupping hardwood or soft spots in bathroom floors. We check what is underneath before recommending a new floor.

Typical inside projects here include:

  • Kitchen updates that keep the farmhouse character while adding counter space and storage
  • Bathroom remodels, often replacing a worn tub with a walk-in shower
  • Flooring that can handle mud and boots at the back door, like tile or durable vinyl plank
  • Fresh paint and trim to make additions from different decades feel like one house

Our remodeling services cover the full range, from a single bath to a whole-house refresh.

Elsewhere in the county

We drive in from our office in Heiskell, on the opposite end of Knox County, and serve homes all over it, including Concord to the west. The easiest way to start is to schedule a free estimate so we can see the property in person.

Questions From Kimberlin Heights Homeowners

My property is a long way down a gravel drive. Is that a problem for deliveries?

Usually not, but we want to know about it ahead of time. A long or steep drive affects which trucks can reach the house and where materials get staged. Tell us about tight turns, low branches or soft ground when you book, and we plan around them.

Can you fence a large yard or just part of the property?

We install residential fencing, and on bigger lots the most common approach is to fence the area around the house, such as a yard for dogs or a garden, rather than the whole boundary. We talk through layout, gates and terrain during the estimate so the fence follows the land sensibly.

Is it worth fixing up an older farmhouse, or should I start over?

That depends on the condition of the structure, which only an in-person look can tell you. Many older homes have solid framing and simply need updated kitchens, baths, floors and finishes. If we find something beyond our scope, such as foundation repair, we say so plainly.
